Studio Spicer secured full planning permission to convert the site of a former stucco mansion on the edge of the Leamington Spa Conservation Area into a striking contemporary residential development.

Consciously challenging the design boundaries of the site, the proposals for the existing building - previously used as a nursing home - presented a bold reinterpretation of the elegance of the original Regency mansion. Offering three- and four-bedroom accommodation, the townhouses are raised above the surrounding urban landscape and reinterpret the local vernacular through articulated masonry, varied roof pitches and apertures that appear torn through handmade brickwork.
The design of the new buildings offers clarity and cohesion, bridging the gap between the area’s diverse architectural styles, from pastiche heritage references to the varied post-war context.
Also to the rear, a large contemporary villa, clad in natural zinc, completes this exclusive development. Positioned on the largest plot, the home features four generous bedrooms and open-plan living spaces.
