Studio Spicer was granted full planning permission to convert the site of a stucco mansion building, on the edge of the Leamington Spa Conservation Area, into a striking, contemporary residential development.

The new, bespoke homes will introduce a level of eclectic, sophisticated, residential accommodation to the bustling Leamington Spa property market, buoyed by the area’s fast growing high-tech and digital industries and opportunities presented by other prestigious local employers, such as the automotive industry.  Inevitably, young, successful creatives and discerning professionals are seeking high-specification property in the town.

Consciously challenging the design boundaries of the site (in Leamington’s Kenilworth Road), plans for the existing building, a former nursing home, are a bold reinterpretation of the elegance of the original Regency mansion.  The high-specification conversion comprises a playful, luxury penthouse and two, high-end, duplex apartments.

 

To the rear of the site and transcending the bounds of the Conservation Area, four, new bespoke townhouses will be constructed, creating a diverse community, within the development.  The townhouses, offering three and four-bedroom accommodation, will be raised above the surrounding urban landscape, reflecting, but also stretching the traditional local vernacular, through sporadic roof pitches, articulated masonry and apertures, seemingly torn through handmade bricks.  The design of the new buildings offers clarity, aiming to transition the disparate architectural features of the site’s location, a mix of styles, from pastiche to varied, post-war.

To the rear of the site, a large contemporary villa, skinned in natural zinc cladding, will complete this exclusive development.  To be constructed on the largest of plots, the stunning new home will feature four, good sized bedrooms and open plan living space.

The entire development has been designed and will be constructed through a rationalising of the maximum development value, while focusing on delivering the highest quality of living, within this new upscale community.  This is the basis of the architect’s relationship with client and contractor.  In this respect, the development will deliver, its aim to improve, significantly, on the site it replaces.

 

Construction on site is scheduled to begin late 2017.
